Question on Closing my First Deal

Hey all, 

I have not posted on here in a while and I know that is my own fault. I have been reading blogs that other have started but I wanted to ask for a step by step to getting this first deal done.

Here is what I have going on:

I have been doing a direct mail marketing strategy and have gotten a few properties under contract. I have started to get some offers on one of the properties and I feel like we are getting near the point where we are going to close on one of them soon (wholesaling).

My questions:

Once we decide which offer to accept, what are the next steps? 

What paperwork will I need to get in order? 

If someone could help me visualize walking through this process that would be AWESOME! 

I have been having a bit of trouble getting other investors in the area to get back to me with answers to some of these questions. The mentors that I have found are good, as long as I can get them on the phone, which is a hit and miss exercise most of the time.
