Gives you $10 per month for roof 25 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span, etc. 

on the business side i would say i have 80% positive  10% going to need some hard work.. and 10% that is always the 10% that just dont work right for some reason or another.so on the positive. 

If I was going to "house hack" a single family home where I'm living under the same roof with the tenant, personally I would ONLY consider offering month-to-month.

However, it needs some updating, a new roof, and I'm worried about the "seepage" issue into the basement.

Although, we want to make it easy for sellers, do we ask them to do more legwork in lieu of a walkthrough, like telling us up front if there are any major issues with the property like foundations and old roofs, uneven floors and rotten subfloors?  

how much do you have set aside for an ac/heating water heater roof. 

I feel like companies are tone deaf to the possibility of the spread.
