One of my classmates bought a condo near campus and did the house hacking thing too, but saw it appreciate from $70 K (2011) to $200 K today (2015), but that is a whole other story.)I had originally thought I would buy a 3-plex to house hack with in Hamtramck (Traditionally a polish city surrounded on all sides by Detroit).

But, if you're doing just open storage that's super easy..... just design a site plan and get crushed concrete delivered and put it down.

Rough in bids were about $30K to get excavated, additional slider cut into the concrete foundation and framing/flooring in place.

I think - One person said to make sure I bring it to room temperature before installing.Also, Cabinets are a little old, thinking about just cleaning them up with some wood polish though - maybe line the insides.

@Joseph M. let me know if you are still looking for help i have been on the field over 10yrs experienced on paint, plumbing, electrical, drywall, roofing, appliances repair, HVAC repairs (EPA certify) pool maintenance (CPO certify) concrete work, installing fence ect ect you name it.

I went to my REIA's rehab subgroup meeting in late spring and walked through a 100k rehab that had been a gut and included some maneuvering of the floor plan, taking out walls, moving stairs, finishing the basement, electrical, removing a concrete patio in the backyard, staging, you name it.

I live in Pinellas County, FL and although it is difficult and time consuming the 2% rule can be found outside of war zones and ghettos.I would go to 1.5% depending on the strength of the property's other features (concrete block, updated roof, etc., etc.,) but anything less than that and it does not make sense to me.
