What is common practice as far as the contractual agreement between the agent and the buyer in the event the seller does not pay or only pays a portion of the agreement (i.e if the seller only pays 1-1.5%)?

Quick response and a fair cash-for-keys offer is still the fastest and least expensive way to get someone out who isn't paying.The folks who are doing best with Padsplit have a portfolio of them, manage the houses themselves, and they are good at it. 

Ultimately, I think it's less about what model you choose and more about how many times your practice with the model you wind up going with.
