Buildium our property management software does not provide credit bureau reporting as service, despite request over many month from many of it's users. 

It does NOT matter if the lender reports to your credit report or not (your tax returns will show the property and even if not on tax returns lenders use services showing the property tied to you.

After going back and forth, taking the property off and on the market, bobbing and weaving on the price, waiting a couple of months to see any real action come in, I landed a client that was interested in the house.

With similar 3 bed rental bringing in between 1850-2000/month and a refinance value around 250k this is one of the cheapest things in the pocket that is this clean.

If not does anyone want to start a monthly or bi monthly meeting with me?

I'm trying to decide if I should require all tenants to provide a deposit equal to one month lot rent.

Do you believe active investments have no risk, and pay an exact return each month?

The 'relocation specialist' with the company says the family would need minimum 3 months, and the insurance company would be willing to pay significantly over my asking rent price (I'm asking for $2000/month and they will pay $2600.

For example, you might pay them $2k now for the right to buy the property no sooner than 12 months from now and no later than 24 months from now for $100k.

Or the tenant can be a PIA, the house will take months to sell, they will have a showing every week and the new owner will think less of them as tenants and be more willing to non-renew.
