A Profit and Loss report broken up by Quickbooks class (each property and investment stream is a class)The best thing I ever did was start doing daily accrual-based accounting - for me, having those numbers in front of me and challenging myself to overachieve keeps me focused.I have a vague notion of keeping risk in mind with these things, but I could improve by somehow modeling the amount of risk I'm taking (kinda like alpha in the equity markets).

Note investing is research and capital intensive and requires a good knowledge of consumer protection laws, but once you get a note to re-perform and you are collecting cash flow with no headaches of ownership, IMHO its a very good business model.

If by the 7th-9th no rent, eviction is filed. 7 days after court if no rent is paid, a WRIT is auto ordered, and a few days later the constable comes out, possession is ours.

I haven't been with eXp long enough to really form a solid opinion but the commission cap, stock options, and other unique benefits make me inclined to think their model is the wave of the future.
