This will train them to make paying rent a priority and not an afterthought.  

Your choice of brokerage will be important because many old school brokerages require in-person training and floor time and stuff you won't be able to do.

However, remember that you have to hang your license with a Broker (real estate has two level of licensure system) who may have requirements of his own (e.g. attend meetings, attend training, sit the office desk, etc.).

The previous owner built a 30x31 room on the back of the house for a train collection.

I attended a weekend training program offered by a multi family investment club and found that at least 2/3 of their training was about selling their courses and advertising for their sponsors/partner companies.
