I was wondering how could I go about finding good contractors, agents and lenders who would be willing to work with someone new?

The listing agreement is with the brokerage and the brokerage controls the fee the agent just gets a split of that according to the IC ( independent contractor) agreement.

Some will give you all the money and say "good luck", others will hold it in escrow and give it to you in phases to pay contractors once the work is done and inspected.
