By asking for high EMD, the buyer is more likely to close, and the seller is less likely to have to worry about the asset getting relisted -- especially given the fact that smart investors are good at taking advantage of relisted REOs.My guess is that this is just a seller looking for some leverage to get to the closing table the first time.
