Regarding the ceiling fan, you might have something in your lease regarding the tenants failure to report a maintenance issue (the blade doesn't typically fly off, it was either lose and shaking for a while or it was hit by something and damaged).If I were in your shoes, and I probably will be someday with another crazy tenant, I would replace the fan right away, with a flush-mount light.

Make sure if you buy a new toilet bowl that the depth is correct size for the wall of your bathroom and also that the toilet has a smooth coating on the inside of the bowl so that waste goes down easily and does not clog.A friend of mine that owns a 140 unit complex started putting in the cheapest bowls that did not have the smooth coating and the smaller opening and plumber and maintenance calls to unclog went through the roof.

Forgot to mention - I would pay cash for the property and I have factored in 10% annual maintenance/repair, 5% self managing cost; $1393.00/year property taxes, insurance, utilities, and 10% vacancy/bad debt/collections into my spreadsheet.
