I got a card for my LLC the first week after closing it was from my regular bank a few years ago so regs may have changed or tightened.

I've been renting properties for more than 50 years and I still learn things about rental law I should have known about many years ago.Then, go to an apartment association in your area to get free forms, get forms from office supplies, on the internet and from your real estate brokers.

I'd recommend linking up with @Tony Freeman or @Eudith Vacio they are both agents that work with investors on a regular basis.

That sounds like a great idea , but have you looked into the financing part of it since they are manufactured , do the same rules as slab built homes supply or did they fall under different categories?

Follow up - I offered my PM 15% vs the regular 10% of any money we get from a local or federal program if she would go and sit with the tenant and apply.
