After listening to a lot of the BP and other podcasts about short term rentals over the last year, I’ve noticed avoiding/shutting down parties seems to be a common pain point for hosts in metro areas. 

Tell them you will give them 4 months notice if/when you decide to sell, this allows them to plan for the capital gain if they have one.   

What if we mention smthg like - "This pay-or-quit notice does not supercede or invalidate the 60-day lease termination notice served on xx/xx" ?

As I’ve paid off massive debt, I’ve noticed extra money in my bank account that I would like to invest.  

Notice given June 1st would mean the tenant would vacate at the end of July.We send notices via Certified mail at least 5 days prior to the end of the month.

Is it a option to give her 30 days notice to vacate and tell her I am selling (which I may)?

From what I've seen you serve notice and they have 10 days from when the letter is postmarked to reply.
