Tenant Notification of Lease Renewal

Hello,

I live and own rental property in the Chicago area. My question is I have a tenant that was given proper notice (120 days) that her was expiring at the end of June 2021; if she wished to renew her lease, there will be a rent increase ($50).

The tenant responded and asked if she could have until the end May 2021 to give us her decision. We have made several attempts during the month of May to reach out her and to no avail she has not responded. Today is June 1st and we still have not heard from this tenant.

She we give her a 30 day notice? Looking for some direction in this matter. Thanks in advance.

@Regina Bailey this is a frustrating scenario but first know that if you are in Cook County, including Chicago, there is no more 30 day notice to vacate. It is now 60 day notice to vacate including Suburban Cook or 120 notice to vacate in Chicago if tenant has been there for over 3 years.  

To cover your butt I would deliver the 60 day notice to vacate(unless in Kane, Will, Lake, or McHenry county where you can deliver 30 day notice to vacate still) and maybe that will bring them to the table to talk about plans.
