I’d like to propose to her that I will waive some or all of the remaining Sept. and possibly a bit of October rent if she will work with me during the sales process, which would include her cleaning up the property to the same degree as was done for the appraisal, and I anticipate quite a bit of showings the first two days it hits the market and should see an offer or two out of those first showings.So my question is this: What would you offer her as an incentive in order to avoid the eviction process (both the expense and the time of it in order to get this house on the market more quickly) as well a higher sales price if it’s staged the way it was for the appraisal vs. shown empty?

I know to a degree I would be competing with myself if both are on the market at the same time, but if I stagger the lease windows it should take care of that.Am I crazy for thinking of this or have others done this in the past?

I am interested in becoming an investor and I'm not sure if I would have an advantage in getting a degree in the field itself or getting a license would be better.

So you have 3 possible uses for the degree in question (4 if you count teaching at community college), rather than 0-1 uses.

It's my initial thoughts that creating a business structure would add a certain degree of complexity to the investment in general and the costs may outweigh the benefits for a first investment.

Post this move I was working on Associates degree at my local Community College and had to couch surf for couple of months between friends until we were able to locate another affordable rental in the area.

Also, you need to know about all of those things as well so when they have questions you can answer them with some degree of credibility.If by some chance you get a seller you should really refer them to another agent for a referral fee.
