New Real Estate Agent- Transaction Process

I just recently got my license and wondering if anyone can provide me information on the selling and buying process from the agents perspective. What's the first thing you do when a potential seller or buyer contacts you up until closing? Do you intially read off a script of questions?

The resources I found online only talk about getting clients, legal issues etc but no one ever talks about the transaction process from the minute a potential clients contacts you.

I've never shadowed a transaction before so this is all new to me. Thanks for any help.
