There are companies who do this for 10% of rents, plus credit card fees.

You should have a number of items that will appear on both lists (i.e. car payment, credit cards, etc...).  

We have it free for the tenant if they use electronic check they pay for credit card/debit card or cash.

Ok so, can I buy you a drink or treat you to lunch by way of a gift card to take time out of your busy scheudle to overlook my proposal?  

If the cards fall right you do well, maybe very well.

I like the idea of a small prize - maybe an Amazon gift card that can be sent to their email address.

Hit them at least 3-6 times and switch up your marketing piece: yellow letters, professional letters, zip letters, text postcards, full color postcards, greeting cards... all kinds of options.

I found myself with 9 property's which mostly all needed renovating but I somehow managed to get it done and you can always seek hard money or leverage credit cards to renovate, what I usually do anyway... maybe I operate too fast also though...feeling overwhelmed in this business is pretty common, it's how you manage that stress that really counts..
