It's difficult to predict which angle of the deal is important to the other party, but be prepared for some give and take to make sure everyone feels like they are getting a good deal.  

Additionally, for purchases, it's possible to do portfolio, but it is difficult as you're working with 5+ different sellers at one time to secure one loan.

I thought 1 beds in Knoxville would be more difficult to rent, but we have had no problem at all renting them out.

You can probably learn it on your own and I'm not sure how being an agent would help.I think starting out as an agent with no experience in selling or even owning real estate would be a difficult endeavor.

Our interest rates are between 4.625 and 6.25 and the balances are less than $100k on each property,  so do we work on paying the principal balance down and not have so much interest to write off or try something different?
