I have a client right now who I am helping to get financing to re-finance a six unit property that needs extensive work at 0% occupancy.Step #1 We calculated the pay off amount.Step #3 We estimated the rehab costs based on a contractor inspection and analysisStep #4 Based upon Realtor comps on existing units in the immediate area we estimated how much the property would get from total revenue on an annual basisStep #5 We calculated the NOI by backing out the annual taxes and insurance from step #4.Step #6 We found Cap rate by going on commercial sites looking at assumptions others were making for that zip code.The biggest challenge we had was finding one of my existing lenders that would loan on a commercial property that needed a refinance PLUS significant repair AND was also at 0% occupancy!!

@Dante Feria Here you go:1 Schedule inspection2 Attend inspection and fill out the repair list4 Send earnest money check to escrow company5 Send option money check to escrow company3 If you are satisfied with the results of the inspection, REA will notify your lender and tell them to order your appraisal if he/she has not done so already.6 It usually takes 3-5 days from the date your lender orders the appraisal for the appraiser to schedule and conduct the appraisal.7 The appraisal takes 3-10 days for the results to be returned to the Lender and for us to know the number.8 During this time your lender should have all of the required documents.

We eventually were able to resolve the bed bug issue without heat treatment, but it took several applications of spray (4 or 5), and the procedure to get the room ready for spraying is quite extensive and required the tenant to perform a lot of work.

Current value at 80k and in a few years it will be 4+ million.We own this investment as a family, and will be putting our own funds into it, I have done extensive research into it's current valuation and how much it WILL be valued, I am a GC so I know how to get it to the price I stated above.However, we are not looking to sell and will keep it as a cash cow.

Either way its BS and I don't entertain it unless I get MULTIPLE reports of similar conduct involving the same employee.However, I can understand a tenant's concern if a landlord just sends in any old schmuck they find on craigslist and gives them the lockbox code.And as last resort, I tell them to file a claim with their renter's insurance (oops - didn't notice that's required per the lease???).
