Hey guys,So I live in the beautiful and expensive Suffolk county area of Massachusetts (boston) and looking at the REI opportunities available to me.

The beauty of an all cash buy (even though it makes far less financial sense) is that it's really hard to end up in a negative cash-flow situation.

I have a beautiful wife and 5 kids.

The beauty of doing that: It can be a cheaper property in a lesser area (drop your ego).

Quick example (not implying you're a hoarder) - FSBO has $2M home that is beautiful, refuses to move out of property to list it.

(Not so for my rentals - many of them have granite and stainless and almost all of them are way nicer than the place I live now as well as the place I was living before).I appreciate beautiful surroundings, but for me, I'd rather spend my money on travel and experiences rather than things.

I just found out that I actually HAVE to use a local RE closing attorney in NC, so unfortunately, there will be more cost there (since my awesome new SEC attorney, a regular on BP :), is in beautiful St.

I had left the front door open and by the time I got down and into the house a very nice family was walking through commenting that this was a big, beautiful house for "only" $500 a month to rent!
