Im a newbie investor in the Des Moines, IA metro with a couple fix and flips under my belt.

Right on 95, Metro-North & Amtrak.

Also curious where you're at in MI because I'm from Metro Detroit. 

Crystal City makes perfect sense for the area here because there is an abundance of empty office space, a few vacant lots, on two Metro lines, urban, adjacent to the airport, inside the Beltway and only one major developer with which to deal ... it makes a ton more sense than the techy area out by Dulles. 

although when it comes to a major Metro MSA  the sub 50k can be a roll of the dice..  

People in metro areas are spending $2k - 5k in DM per deal acquired for profit.

They constantly talk about the Denver metro market and love working with people that like house hacking since that's the easiest way to build wealth long-term using conventional financing.  

It has happened across the board in all of the top 50 metros in the United States.
