This seems to me a much more valid challenge than what's in my garage or barn.

To be fair and compare apples to apples, you need to pay RE sales costs on the exit of a buy and hold too. 

Taxes here are eight times less, apples to apples so three years vacant here in NC may only be $3000-$4,000 where in NYS, it's $18,000-$30,000.  

Moreover, the biggest problem in real estate is the bad apples in it, bad apples.

I often hear that letters have a higher response rate, but it's apples and oranges to compare, because the letter might say:"My wife and I want to $$BUY$$ your house..."

@Bill you mentioned something about one sided contracts ...have you ever read those iPhone Apple agreements where have to click disagree or "I Agree" now that's a one sided agreement if there ever was one, so is Apple a bad company too?
