My sister is an IT at Western Michigan University she's also considering earlier retirement and doing consulting work.

I think if you look closer you can definitely find better deals around the university district.

Obviously it does not show expenses that went in.I am a newbie which is why I am interested in doing a flip but I only want to do it on a condo in my area as I have lived here all my life and have a pretty good understanding of the condo market here (6 miles to beach, 4 miles to major university and 3 miles to a+ elementary school)Any advice anyone can share is welcome.

The location is about 5 blocks from a university so i'm thinking of renting out to students - or perhaps the school itself , they have bought up as much property as they can already.
