I would suggest just be patient and wait for the right deal.

In particular, PE is moving into secondary and some tertiary markets.They have access to vast pools of capital, solid marketing and broker connections as well as patient capital that is willing to wait to pounce at the right time. 

Amanda, considering the ages of your kiddos, I'd say, stay in the school district and be patient. 

If those properties were currently not available to me then I would just be patient and wait for them.  

It will require patient and disciplined screening, and management.Good Luck!

Keep pushing, but be patient with the process.

As I mentioned in 2017 challenges post, I am at a point where I am not sure if I am being patient or too cautious to make an offer.Since mid-2015 I continue to educate myself via BP forum, blog, other blogs, books, looking at properties for my first buy-and-hold property. 

I am very patient and want to act on a solid deal, just like to be prepared when one comes along. 

Luckily, although I'm ready to get started, I am fine with being patient (as is sounds you are) for the right deal to present itself.
