First time homebuyer need advice

I am currently in the process of buying my first home. My bank has a down payment assistance program for conventional loan in which they put pay my down payment for me of 5%. Would it be better to buy a house that’s new or up there date or buy one that needs work at a lower cost and pay for renovations myself. New homes in my area cost about 120k there but there is an older home that I can get for 70k and needs about 20k of work with comps around 100k. Any input would be appreciated.
