In looking at Birmingham properties on Zillow I noticed the following:

For Sale

$26,000

Zestimate®: $25,769

This home is part of a larger package of 29 properties (attached in photos).  Another listing showed a package of 28 properties. Anyone know the story behind these large sales?

@Matt K. is correct, this is a retiring landlord selling his portfolio. The institutional investors are still buying!
