Background: I purchased my first home a few years ago and had been house hacking since day one.

Foreclosure auctions like courthouse steps and some auction.com properties the owner is still there because technically these have not been foreclosed on yet, hence the owner still owns it.

Background on the location: the neighborhood is a C+ transitioning to a B- near a large medical center with 12k+ employees. 

They're both relatively easy to use and you don't really need technical experience to do so.

Some have gone as far as to pay (through Zillow) for an application which includes a background check. 

Example - the master bedroom technically does not have a door on it right now because the master is the entire addition on the house and feedback we've got is that people actually prefer it off they like the look and openness more.

I am a CM in O&G construction but little to no finance background.  

They have all of their background and credit reports done and they can use them on multiple applications.
