Floor plan advice... 3-1 or 2-2?

I recently purchased a duplex in Columbus, Ohio, and wanted some advice on the floor plan of this full rehab. Originally the home was a 3-1 with a full bath on the first floor, but the investor I purchased the duplex from had drawn a floor plan to convert the smallest bedroom in each unit into a full bath and with laundry upstairs. I plan to consult an architect on whether we have space to add stairs and finish the attic, but not sure how that will shake out.  Can anyone share their thoughts/opinion on what the better option would be?

Background on the location: the neighborhood is a C+ transitioning to a B- near a large medical center with 12k+ employees.
