It may be that a mix of companies may be a better choice for you.

I don't want to be a smart a**, but a fair price is what you are willing to sell it for, and not a penny less, regardless of the CAP rate.  

Maybe review the investment choices in your 401k plan as carefully as you would stock purchases from your non-retirement $$.

At that price point, closing costs are roughly 20% of the purchase price, which makes the choice of financing or buying cash an easy one.The good news is, my monthly revenue will go up almost $200, but my COC % drops to 17%... still not bad.I closed on the property last week and I'm already looking for the next investment!

You have several choices: pay to have someone haul it and compost; build a wire cage about 4' tall to place grass clippings and dry not colored newsprint to allow to compost; ignore and see if you get fined...

My rentals are in Delaware County so they ended up being the best choice for me.
