I would agree with you that most deals today don’t work, but I think we are about to see some really great opportunities due to the shift in rates combined with so many that didn’t get rate caps or hold strong reserves. 

As we shift away from natural resources, with newer leadership, hopefully we can be more inviting to business and lower archaic tax structures.

I work 3rd shift at a job where I essentially have most of my shift to myself where I spend a lot of my time working on my real estate.

Once your focus starts to shift on other things they will become more important and it get's easier to let go just a little.

It seems to me that with Covid and lack of travel/shift in what people are looking for it seems (a place where all the amenities are there and not having to go out for entertainment for example) looks to be popular - a destination location.Any info/opinion etc would be great from other members of the community here.

There is a reason local's have not bought it in 129 days while deals twice the price sell within hours.We are seeing a shift in pricing all together; while it feels like a bubble when you measure property value in USD as the yard stick, you get a different picture when you measure in % of income, or even in gold.
