I manually block the dates on vrbo which syncs to airbnb.

Most of them are up to date now but still late by 15 to 20 Days.

Then sort each pile by date and scan the receipts (because receipts fade over time).

Had i known all these, i definitely would have just rented it out and worry about rehab at a later date. 

To date, my worst buy and hold investment still returned 22%.

You can sign an agreement of sale but post date it.

Minimize the rub points, and have clear end dates for those relationships.Also, college folks will pay significantly more for a month to month, to avoid summer expenses... to the degree you may be able to net more than with a 12 month lease, plus have the house to yourself in the summer.

I would sometimes create 10, 14, 15 month leases, etc. to try and get the end date within peak season. 

It may take some time to make quality contacts... its kinda like dating hahaLastly, if you see a lot of renovated properties in your area that are listed by the same agent/company, you can reach out to them and tell them your story.
