Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $340,000
Cash invested: $25,000

Great located fourplex. Meter right nice yard needed a lot of small up dates. Had good potential for raising rates.

What made you interested in investing in this type of deal?

It’s meet my criteria.

How did you find this deal and how did you negotiate it?

Founded it on the market.

How did you finance this deal?

Owner Occupy financing and own money down payment.

How did you add value to the deal?

By Completely remodeling bathrooms and kitchen flooring and other up dates. That allowed me to raise rents.

What was the outcome?

Potentially have 100k + in equity in just 2 1/2 years and better cash flow.

Lessons learned? Challenges?

Stacked units are tough with noise complains all the time. You have to tackle it head on.
