Some purchase and sales agreements (Lease Purchase) may have specific performance requirements that allows litigation is the buyer doesn't buy, but I don't really recommend adding insult to injury if a buyer doesn't close in a lease purchase by them forfeiting their earnest money AND staring down the barrel of a lawsuit for not buying.

Also I think the climate change argument is BS, we have Alberta oil companies using inefficient practices generating a lot more pollution.Also on global scale as much as we can possibly pollute is really nothing, we have such an extensive amount of vegetation our carbon footprint as a country is easily a positive one in relation to our relatively low population.

And most critically, we've had to explain the sizable amounts of money we've spent overseas and on travel expenses - as our first daughter is from Colombia, and our other two are from a country bordering Turkey and Iran.So yes: we've traveled extensively to countries with colorful histories, and have large transactions of cash in and out with some degree of frequency - we're the perfect borrowers :-)

If an investor performs proper due diligence and buys right, the investor knows the total return though exit of the property at the time of acquisition.
