At the present time if you offered me a deal I wouldn't take it unless I contracted directly with the other party and you would need to trust me on your getting paid.Now with my kids wanting to do this we formed a legal entity, didn't have LLC's back then so we used land trusts and for some deals a corporation.

I am not kidding.

I'm obviously kidding however my point lies in the fact that many out of state investors over pay for deals.
