Situation has now turned into a nightmare.I learned that the team was charging me more hours than they were actually working (ie., arriving late but saying they arrived early).  

Zillow, trulia, realtor.com are all good websites to get a ballpark of your value as well.

After reading about the HouseFlippingSpreadSheet on J Scott's web site I am thinking about buying it since I am planning on doing my first rehab next year.J's recommendation goes a long way IMO but I was curious if anyone else has any suggestions or advise about this product or any other similar products they use and recommend.

@Nick Foundas Often, though not always, the Every Door Direct Mail Route on the USPS website will tell you how many homes are on the route.

Some counties web sites are more user friendly than others you may have to look at a tax parcel map and search by the parcel in the search function.  

Some take commercial breaks and pitch stuff like hard money lenders, business credit, virtual assistants, landlord services, deal partnering, websites, marketing services, home security devices, etc.

Most counties have that information online go to the counties website and search around there is usually a link to a database that houses the property tax information and you can pull up property taxes by address which will give you the current tax bill.

You may not need a lot of money to start but you will be competing with some who have large budgets, send out thousands of mailers monthly, maintain multiple websites, hire answering services, and attend many meetings to keep themselves in front of buyers. 

Also a lot of thrifty multifamily owners know how to hide themselves so your tax assessor's website won't always do the trick.
