This would include all forms of extra motivation (divorce, pre-foreclosure, etc) but would also include many people who don't really fall into these categories, and simply have equity.

A purchaser has to deal with what is obvious unless a written agreement specifies otherwise.Realistically the seller has no motivation to get the tenants out once escrow has closed.
