What's interesting from your description is you have 1 primary and two rentals that are located near each other. 

There is 5 total properties that fix your description or once I double check zoning could potentially be that with adding sqft to the property.

With that description, surely they don't meet one of the standard minimum requirements that should be in your application:no evictions, no felonies, minimum credit score, minimum monthly income 3x the rent, positive references from landlords and employers, 2 months paystubs.If they meet all of those requirements and you don't want to approve them, wait until you have a more qualified applicant and use that as your denial reason.

The only thing I don't like is that it one enormous on-going paragraph in the description. 

As @Mike S. stated I think showing all of the poster stats with the poster description, post count and vote count is very distracting and also confusing. 

You could post for rent by owner listings on Zillow, Craiglist, Facebook, etc and disclose in the description you are looking for roommates/tenants to share the space with you.
