Hey BP! I got another one for you!

My mother and her siblings are currently going through the heirship process for property left to them after my grandmother's passing. There are 4 siblings in all. They all want to sell, BUT the hold up is funding the survey, attorney fees, and so forth. The land is 9.5 acres of raw land located in Pocahontas, MS. I want this land! I believe it would be a great opportunity to either wholesale to a builder or work along side a builder to build spec homes. It was last appraised at $69K.

Pocahontas is an unincorporated community located in northern Hinds County, Mississippi on U.S. Route 49. It is located 5 miles south of Flora and 9 miles north of Jackson and part of the Jackson Metropolitan Area.

If you were me how would you approach this?

Is the land wooded? If so and if you are going to try and sell the land to a developer anyhow, you might consider leasing it to lumber company  first. I've seen people in Mississippi get half the value of the land by just letting it be clear-cut which you would have to do before development anyhow.
