Hey All,I will be starting an Emergency Medicine Residency this July and looking for a lender that has physician loans in the state of California.

I personally don't set anything "aside" I have enough rentals now that I can pay for a roof or an AC without it hurting from monthly income.That said I would try and build up an emergency fund of 5k to 10k in an emergency repair account.

. $1,000 in an emergency fund $4,000 in a growing 3-6 month/down payment fund $2,000 credit limit; recently denied an increase to like 5,000 (joint with mom)Basically 0-500$ credit card debt NO student loans!!

It's rare that a tenant has an emergency or needs something RIGHT NOW, so devoting a little time each week to it helps you build systems and prepare for future events. 

Had an emergency situation come up related to a 1031 exchange that I needed to move on.And you are correct. 

It should be a short notice explaining who you are, how they can pay rent, and how they can communicate with you (I recommend non-emergency and emergency instructions).

If you have emergency contact info, I'd reach out to them and say you are concerned about her.
