Taking Over Portfolio: Transition Tips Requested

Posted

Situation:

I currently have 20 units in my home state. I am moving back and taking over management of my properties in 3 months. I've owned rental properties and have slowly grown my portfolio over the last 20 years.  I have never self-managed my properties, but have been active in renovation and long-term repair decisions.

Questions:

- Does have tips and guidance on managing properties during the first few months after turnover? (I plan to do this over a 3 month period)

- Do you have any tips on management software?

- Did you have any problems with transferring the lease from your PM Company? (Collecting Rent)

- I have not yet secured key tradesman: Do have any tips for finding handyman, plumbers, etc
