I have a clear vision of what I want the middle and later stages to look like, but I am still looking at how to start and build a strong foundation.

The agent listed it for 975k, staged it well and it got bid up with just open house.

I think a lot of people get frozen up in that stage, with a lot of the "I can't find a way to finance this deal" to even go look and find a great deal for themselves.

Getting property at these lower prices and assisting clients to the rental stage is what I do everyday.

Both so far have been high quality, but effectively use my well maintained rental in an A neighborhood as a staging area to look for a permanent home.

Your best bet at this stage is to educate yourself on the different types of investments out there both inside and outside of the realm of real estate.
