Looking for My First Deal

Hey Everyone,

I am looking for my first deal in New Jersey! I am looking to do a flip and hold. I am mainly looking for  a deal with good cash flow. I am located in South Jersey, but it doesn't have to be here. I have been looking for deals for my clients for a while, so I know some markets were I would look for the deals. I am looking for lessons learned on first deals. Whats the best things you learned from you first deal, whats the worst thing you learned? What is a practice for buying deals that you have used?

I think one of the things that I am constantly reminding myself is - finding a deal is always more work and due diligence than finding the financing. I think a lot of people get frozen up in that stage, with a lot of the "I can't find a way to finance this deal" to even go look and find a great deal for themselves. That's one of the biggest takeaways I recall from my first deal. For your first one, house hacking like Kurt mentioned would be a great, and safer play for your first one than something non owner occupied.
