What's the deal with Memphis

OK, guys I was looking at places to invest and I came across Memphis, Tennessee. Now some of the prices look really cheap, but I know looks can be deceiving. So what am I missing people, if anyone has experience with Memphis can you please fill me in about the good, the bad, and the ugly. Thanks in advance you guys rock!

Both John and Curt gave good advice! However, I'm on the other end of things "Risky"!  We help many investors purchase distress homes under $60k and they actually perform well. Depending on the area of location we do advise our client that certain investments should be strictly short term. To be remotely successful in these areas you'll definitely need to work with someone who's equipped, geared up & tuned in for these type of investments. Just to be honest some people are not made to stomach the highs & lows in this category. But me I love it!
