It’s a small town, so values probably have not increased as rapidly as metro areas.

We have a very small cash reserve, maybe $2500 and by February, we expect to be able to save and invest about 80% of the rental income.

@Shannon McEwan Whenever I advertise on facebook, I get a barrage of naysayers - rent too high, place is ugly/too small, qualifications too much, etc.

I know this is a lot to ask but I can assure everyone I'm still a small fish.

There's also a chance the PM sucks and you either need to part ways according to what the PM agreement allows, or become substantially more involved in the relationship with the manager - essentially becoming the "squeaky wheel" who will get the grease.Keep in mind the RE industry has a very small barrier to entry, which allows a lot of seemingly unable people to get involved.
