Seems like a lot to pay for lead generation and I'm curious why an agent would do that rather than prospect for their own clients.

My goal is to buy and hold in order to generate cashflow.  

If it's them or someone new that moves in down the road. it's hard to see the beauty beyond the trash.. it could be there.Nobody likes to show a occupied unit, or house,, but the facts are as long as it's showing income when you go to finance you can use those figures to show banker it's a money generating property,, 

This will require some repair and upgrading to achieve these prices but I am fully confident it will generate close to this.

He directed me to solo 401K if I can generate self employment income through my Real Estate LLC, IRA checkbook is the next best thing if you are just a passive investor.

Also, I found that adding the "length of residence" filter on List Source will generate more motivated leads.
