I also suggest when you go into  your first  couple of deals to make sure you will make money with multiple exit strategies, until you have your finances locked in and working for you .

In six months no better investment option present themselves, than pay down a portion of your highest interest rate debt and lock in that return.

Just coming back to update all those that offered advice on this original post....I did go down the eviction path, won the eviction hearing and, as of today, have regained possession of the property, to include having a locksmith rekey the locks.

I've got a rental in Portsmouth, which is doing very well, but feel pretty much locked out of buying again with the current prices.

They move out, I change the LOCKS, THEN i pay the past due mortgage.

Cost of being lazy either expect your tools to go missing to take them with when you leave job site.The worker bees don't lock up well, window open, service doors, patio doors left unlocked and the more visible the project the more jerks it will attract.
