It sounds like this used to be a second home or rental property for you - is that true?

I have successfully completed my first two flips.

There aren't really any areas to completely avoid investing in, in Columbus which is pretty rare for it being such a large city.

I don't know the California market, but I have seen a lot in the greater Puget Sound WA. 

Although 3/4 units sounds good and best on paper in reality it can be tougher to pull off.

The negligence thing has always been interesting to me because it seems so subjective...Gross negligence seems a more straight forward - rare to no inspections, known issues, complete ignorance of potential issues/lack of due diligence (ie: fence around pool w/ locked gate) etc.

Obviously you can't have complete control on these but you can get a gauge when first speaking with the person.

Here you were eager to comment negatively on something you apparently don't know anything about but completely uninterested in actually learning about it.
