Hi everyone I am Heidi, a new memebr of Bigger Pockets, though I have been listening to the podcasts and reading the books for years. My goal this year is to purchase a multifamily property so I can successfully retire in the next two years! We currently own two LTR and two STR's in East Tennessee and love it here.

I believe they voted yesterday to form a committee regarding new regulations on STVRs in the county. Chattanooga is in Hamilton County and there is an overlay map for the city STVRs. It sounds as though there is support for keeping current STVR’s grandfathered in, but any new permits remain iffy. I believe the only new permits currently being issued are on commercial properties. My opinion would be to watch this play out. We have airbnb’s outside the city/county near one of our State Parks. There are no current restrictions there. 

As far as the seasonal question, I have friends who have airbnb’s in Chatt and the ones in the city seem to stay steadily booked throughout the year.
