My PM suggested to give 500, it seems high to me compared other states.The property is in good condition but in a high crime area in the south of KCMO.

@Emily Smith go for a low priced, very high cash flow rental property that's already occupied at or near market rents and in pretty good condition.

The right neighborhoods, the right zip codes, separate meters, property conditions, existing leases, rent readiness, etc.

Its tough enough convincing the owners to sell but to sell below 50% of of market regardless of the condition in order to cash flow is not likely.I'll be moving my small family in to this rehab I'm trying to get but it looks like it will be all flipping/wholesaling moving forward in my area.

I have never been so pissed about something buried in the terms and conditions in my life.
