I don't know if it's reasonable to expect any company to provide same or next day service, and I am well aware of the major disadvantage in the building being too small to have an on-site manager & maintenance person, but those delays in my opinion are dragging the performance down.I doubt I overpaid for this.

(Though, there are certainly better ways to invest your money.)However, if I put $10k down on a $180,000 multifamily property that has even a -$5 monthly cash flow due to a 15 year fixed rate loan, the consensus on this site seems to be it's a "bad deal."

I got a letter to send to buyers here on this site, I got a list of cash buyers off the MLS.

I have been lurking around the BP site for several months now without properly introducing myself.

Option 3:  Private money loanI know how popular private money is on this site and it sounds excellent. 

It's always easier if you have your own 25%+ deposit for that first deal, rather than relying on Refinancing later out of HML!...
