This is still a simple choice, yet powerful to illustrate that we can get the seller a higher purchase price for better terms. 

This way I could make money and help people as I learned- while eventually gathering the skills, contacts and resources I need to become an investor and achieve financial freedom.

Hey @Ned Carey, after doing some calculations I've found that a minimum of 50 units helps me reach my freedom number (if they cash flow like I want them to).

Bad news on that front, however, we have many others in the same market to look at.Many lessons learned but here are a few top ones:You will run into properties that look great and fall through, don't get frustrated just understand you are doing the right thing and keep powering forward for the next great dealHave a great PM partnered with you to by your eyes, ears and feet on the streetThere are many investors out there looking to cash in.  

I genuinely love teaching but it will great to have more financial freedom.  

It sounds to me you want to know what your purchasing power is before you buy.

I would tell you to find markets where the numbers would work, then find your power team in that market...then invest there.I'm not a fan of the BRRRR method as a strategy starting out.
